Based in Pitlochry we are independently owned and managed. Focusing our portfolio on Perthshire holiday homes ensures we can dedicate the time and effort that our owners deserve whilst maintaining the friendly, efficient service we have become known for.

Our friendly team handle all bookings and guest queries, so you can relax safe in the knowledge that your property and guests are being well looked after. Our team is also on hand to answer any questions you may have, whether you are new to holiday letting or have been doing it yourself for years.

As well as taking care of the administration work, we offer additional services such as support with sourcing reliable, local help to look after your property. 

 

Self-Catering Licensing in Scotland


Legislation approved by the Scottish Parliament in early 2022 means that all short-term let properties in Scotland will be required to have a licence by 2024. After this date allowing paying guests to stay without a licence will be deemed unlawful.

As an agent letting solely Scottish holiday lets, we are ideally placed to support owners in applying for their licence and staying compliant within the scheme.

This was a new destination for us, and what a find! We absolutely loved our stay and were really able to do some much-needed relaxing. The property is very well furnished, and the views are amazing - especially as the sun sets in the evening. Steve and Kirstie were fantastic hosts, re-assuringly available to answer any questions but not in any way intrusive. There are lots of beautiful walks both within easy driving distance and literally from the front door - ranging from quick evening strolls to big climbs and all really well detailed in the information pack. Would definitely recommend this property and definitely hope to return soon!

We thoroughly enjoyed our stay in Ruggles over the New Year period. The house is very cosy in the cold Scottish winter, and plenty of logs and coal were provided so that we could keep the fire going whenever we were at home. The beds were very comfortable and the showers in both bathrooms worked very well. The kitchen was well provisioned for making meals. The location of Ruggles is stunning with some beautiful walks straight out of the front door. A particularly nice touch was the bag of monkey nuts that was provided – we put some out on the feeders opposite the front door and were almost immediately rewarded with the sight of a red squirrel coming to eat them. This was our second trip to Ruggles and we’ll almost certainly be coming again.

I really liked the place - spacious but cosy and sufficiently furnished to a high enough standard to give it the wow factor. It’s one of the very few places I’ve been where there really is everything I need.
